Kaohsiung is Taiwan's largest port city and its industrial powerhouse in the south, increasingly repositioned around advanced manufacturing as TSMC and its supply-chain partners build out fabrication capacity in the northern districts. The wider market remains soft - Kaohsiung house prices fell 7.33% year-on-year in Q4 2025, the city's steepest decline since 2009, though quarterly prices ticked up 0.95% - and a long-running population decline since 2018 caps broad-based demand. The investment case is therefore highly location-specific: TSMC-adjacent northern districts offer genuine structural upside, while the legacy core trades on affordability and a maturing waterfront lifestyle around the Asia New Bay Area.
