Sporting

Sporting is one of central Alexandria's most settled and characterful districts, named after the Alexandria Sporting Club that has anchored the area since 1890. Its streets are lined with colonial-era and mid-century buildings, served by the El Raml tram, and home to long-established families, professionals and academics who value the calm, central setting. Daily life is residential and walkable: neighbourhood cafes, a dining corridor along Port Said Street, the sporting club and the nearby Corniche supply most of what residents need without the intensity of busier districts. It is safe by local standards, with aging building stock and variable maintenance the main honest drawbacks. For investors, Sporting offers an affordable entry into a desirable central location, with yields around the Alexandria average. The trade-offs are a slow, informal resale market and the ever-present currency caveat: pound-denominated price gains are largely a function of devaluation, and foreign buyers must navigate the two-unit cap, resale restrictions and FX friction.
