Cerro Colorado is Arequipa's large, fast-growing northern district: modern condo-style construction with resort-style amenities and strong security, anchored around the Rodríguez Ballón International Airport, the Teresa de Jesús condo sector and northern retail like City Center Quimera. New supply is abundant. For investors, Cerro Colorado is a new-build, yield-focused play: modern condos deliver the city's higher gross yields of ~6.5–7.5% (marketing claims of ~9% should be discounted to ~7% given oversupply in some clusters). Peru's foreign-ownership regime is fully equal (the 50km border restriction does not apply inland), the premium market is USD-priced, and residency is via standard routes.
