The Fifth Settlement is the heart of New Cairo and the address most associated with affluent, gated living in the capital. Built around marquee communities like Mivida, Hyde Park and Katameya Heights, it offers a self-contained world of country clubs, international schools, upscale dining around The Waterway, and the sprawling Cairo Festival City Mall. The lifestyle is polished and secure but firmly car-dependent: residents move between compounds, schools and malls along wide, fast roads rather than on foot. For families with the means, the combination of schooling, safety and recreation, including the 27-hole Katameya Heights golf resort, is hard to match anywhere else in Cairo. For investors, the Fifth Settlement is both the city's best income market and its riskiest.
