About San Sebastian

San Sebastian spreads east of the historic core along the valley floor, one of Cusco's fastest-growing districts where new gated condominiums, the airport corridor and improving infrastructure are reshaping a once-peripheral area. Its colonial church and plaza anchor an older center, but the story here is expansion and modern supply. For investors this is Cusco's value-and-growth play. Land and new-build prices run at the lower end of the metro, roughly USD 700-1,000 per square meter, while infrastructure upgrades and developer activity point to above-average appreciation toward the upper 4-5% range. Long-term yields sit around 6% from a growing pool of resident tenants. The trade-off is distance from the tourist core, making this a buy-and-hold rather than a short-let market.
