Centro Historico

Centro Historico is the postcard Granada: the yellow neo-classical cathedral, Parque Central, horse-drawn carriages and a grid of high-ceilinged colonial homes with interior courtyards and fountains. It is the most touristed and most liquid resale market in the city, favoured by boutique-hotel operators, retirees and short-term-rental investors who want walkable access to restaurants, churches and the lake. Restored homes here trade at USD 1,150 to 2,200 per square metre, with turnkey houses commonly USD 200,000 to 500,000 and entry restoration projects from USD 80,000. Short-term occupancy runs 60 to 70 percent at EUR 80 to 100 per night, producing roughly 4 to 5 percent net yields, but the real case is capital growth: the core is forecast up 7 to 10 percent in 2026 and 35 to 50 percent over five years on scarce restored supply. Foreigners hold full freehold title and a USD 50,000-plus buy qualifies for investor residency.
