About Dunga

Dunga is the most evocative corner of Kisumu. A working fishing village on the shore of Lake Victoria, it is best known for Dunga Beach, the wetland boardwalk and the fresh tilapia served at its lakeside stalls, where sunset crowds gather and boats set out across the water. Resorts like Kiboko Bay and a growing eco-tourism scene give it a relaxed, characterful identity quite unlike the city centre or the suburbs. For investors, Dunga is a bet on Kisumu's lakefront future. The county's 46 km promenade and its drive to turn the city toward the water put this stretch of shoreline at the centre of the regeneration story, and waterfront plots, guesthouses and short-let cottages could appreciate sharply if those plans land. The flip side is genuine risk: infrastructure is patchy, some land is informal and demands careful title work, the shoreline carries environmental and flood sensitivities, and foreign buyers remain bound by the 99-year leasehold rule. Dunga is for patient, risk-tolerant capital chasing scenery and upside.
