Poneloya and Las Penitas

Poneloya and the adjacent Las Penitas are León's Pacific beach communities, roughly 20 kilometres west of the city near the Juan Venado Island nature reserve. Long the weekend escape for Leoneses, the area is emerging as a surf-and-nature destination of beachfront homes, small lodges and surf hostels, offering a coastal play at a fraction of San Juan del Sur prices. Beachfront and view homes typically run USD 90,000 to 350,000, with lots and small lodges across the range; values carry a beach premium over inland León. Surf tourism and the León day-trip market support seasonal nightly rentals, with blended gross yields in the 6 to 7 percent range and appreciation upside as the León coast develops. Buyers must heed Ley 690 coastal public-domain rules, where the beach-frontage strip cannot be privately titled, and verify exact setbacks and title. Foreigners own titled parcels outright and qualify for investor residency above USD 50,000.
