Santo Domingo, near the upscale Galerias Santo Domingo mall on the Carretera a Masaya ridge, is Managua's most prestigious residential and commercial district. It concentrates the city's newest secure apartment towers, gated communities, embassies and corporate housing, and is the default base for diplomats, executives and affluent expats who prioritise security, reliable utilities and amenities. It is the only Managua neighbourhood where apartment prices clearly cross C$80,000 per square metre, with prime stock at USD 1,200 to 1,700 per square metre and premium units renting up to USD 1,400-plus a month. Year-round corporate and diplomatic demand makes yields the steadiest in the country at roughly 6 to 7.5 percent gross, with prime appreciation up to 10 to 12 percent possible. Foreigners hold full freehold title; USD 50,000-plus buys support investor residency and dollar-denominated housing payments remain permitted.
