Playa Grande

Playa Grande is Mar del Plata's prestige beach, a curve of golden sand backed by the historic Torreón del Monje, the yacht club and a cliff-top strip of upscale apartment towers. In summer its balnearios and beach clubs are the place to be seen, and the surrounding streets host the city's best restaurants and boutiques. Year-round it remains a desirable address thanks to ocean views and proximity to both the port and downtown. This is the top of the local market: ocean-view and beachfront units sit at the upper end of the city's US$1,200-1,800/m2 range and can exceed it for prime stock. The investment thesis is summer short-term rentals, where January-February beachfront rates dwarf low-season lets and push effective yields above the ~5% long-let norm.
