Colosio

Colosio is the urban neighbourhood at the heart of Playa del Carmen's gentrification story, running roughly from Avenida CTM north to 110th Street. Once purely local, it has become the city's most active investor zone: a dense, walkable grid of new boutique condo projects steps from the northern end of Quinta Avenida and the beach. For investors, Colosio is the entry-and-yield play. A realistic entry purchase starts around MXN 1.8-2.6M (USD 100,000-145,000) for a studio or one-bed, well below the beachfront tiers, while proximity to 5th Avenue drives strong short-let occupancy and gross yields in the 7-9% range. The case is affordable entry into Playa's tourist economy with real gentrification upside; the trade-offs are a denser, still-transitioning streetscape and supply coming online fast.
