Sunshine Bay

Sunshine Bay lives up to its name, a sunny, steep hillside tucked just past Fernhill on the western shore of Lake Wakatipu, with lake and mountain views and the Frankton Track waterfront path leading straight into central Queenstown minutes away. Its mix of older homes and newer builds on compact sections makes it one of the more accessible footholds in an otherwise expensive lakeside market. For investors, the draw is location and yield relative to the prestige suburbs, with gross returns in the 3.5-4.5% range supported by worker and short-stay demand close to town. The cautions are familiar Queenstown ones: a tourism-cyclical economy, plus steep terrain, smaller sections and older stock that can limit capital growth. Overseas buyers must also work within New Zealand's 2018 foreign-buyer ban on existing homes, which makes new-build or an OIO exception the only route in.
