Cumbayá

Cumbayá, in the valley east of Quito and several degrees warmer than the capital, has become the metro area's premier upscale suburb. Anchored by Universidad San Francisco de Quito, the Scala and Paseo San Francisco malls, and the Chaquiñán recreational trail, it is full of gated communities and modern condos favored by affluent families, diplomats and executives willing to pay premium rents for space, security and sunshine. The investment case is luxury suburban demand. Houses and condos trade around $1,500–$1,900/m², with gated homes from roughly $250,000 to $600,000+, while modern apartments rent strongly to expat executives at 5.5–6.5% gross yields. Limited developable land and sustained demand support 4–5% appreciation. Foreigners buy freely under Ecuador's dollarized, no-restriction regime, and purchases far exceed the investor-visa threshold.
