Punta Carnero stretches along the rugged southern cape just outside central Salinas, where cliffs meet the open Pacific. Far quieter than the town beaches, it offers big-surf breaks, seasonal humpback-whale sightings and wide ocean panoramas, attracting buyers who prioritize nature, space and privacy over walkable nightlife. The investment case is value-priced ocean-view land and homes with rising appeal. Pricing runs lower than the town core, around $1,000–$1,300/m², with ocean-view houses and lots from roughly $70,000 to $250,000, renting to nature- and surf-oriented visitors at 5.5–7.5% gross yields. As Salinas spreads and demand for tranquil coastline grows, Punta Carnero offers some of the area's better appreciation upside, 4.5–5.5%. Note that some undeveloped coastal land near the shoreline carries municipal restrictions; titled lots are fully purchasable by foreigners in Ecuador's dollarized market, and qualifying buys support the investor-residency visa.
