Nabq Bay is Sharm's newest large resort zone, stretching along the coast north of the airport beside the Nabq Protected Area, a mangrove-fringed nature reserve. It is defined by sprawling all-inclusive hotels set in landscaped grounds, a flat sandy shoreline and shallow lagoons with house-reef coral, making it especially popular with families and divers who want easy beach entry. Amenities include supermarkets, banks, a casino, and international names such as Hard Rock Cafe, McDonald's, KFC and Starbucks clustered around the resort area. For investors, Nabq Bay is the value play of the Sharm market: properties typically sell at a meaningful discount to Naama Bay (commonly cited as roughly a third cheaper), with stock concentrated in resort-style complexes such as Maraqia Resort, Oasis Villas, Sea Beach Aqua Park and Nabq Heights. Entry-level furnished one-bedroom units can start very low in EUR terms, while larger apartments and villas climb into the millions of EGP. Proximity to the airport (about 5 miles) and the family-resort positioning make it a steady holiday-let market.
