Valletta (City Centre)

Valletta is one of Europe's most concentrated historic cities, a 16th-century grid built by the Knights of St John, packed with palaces, the Caravaggio-hung St John's Co-Cathedral, the Grandmaster's Palace and the Upper Barrakka Gardens overlooking the Grand Harbour. A wave of restoration has revived Strait Street's nightlife, opened the MUŻA art museum and Is-Suq food market, and turned the once-quiet capital into a boutique-hotel and dining destination. For investors it is the prestige and scarcity play. Heritage protection permanently caps supply, sustaining Malta's top per-m² prices (roughly €5,500–€7,500/m²) but compressing yields to ~3–4%, this is capital preservation and lifestyle, not cash flow. Non-residents buying here (outside Malta's Special Designated Areas) require an AIP permit and are limited to a single property, and period stock often needs costly restoration. The MPRP residency programme and steady boutique-tourism demand underpin values.
