Cerro Alegre is the postcard of Valparaíso: pastel mansions built by 19th-century European merchants now house boutique hotels, design cafés and galleries along the Paseo Yugoslavo and Paseo Gervasoni. UNESCO protection, sweeping bay views and a constant tourist flow make it the city's premier short-let and lifestyle address, beloved by artists, expats and weekenders from Santiago. For investors the case is heritage scarcity plus Airbnb yield. Restored apartments trade around CLP 2.6-3.2 million/m² (USD 2,700-3,400), a premium to the city's ~CLP 2.14M/m² median, but nightly-let occupancy keeps gross yields near 4.5-6% and supports resilient capital values.
