About Malatia-Sebastia

Malatia-Sebastia is one of Yerevan's biggest districts, a sprawling western mix of residential blocks, commercial streets and light industry that grew out of Soviet-era settlements. It is solidly residential and value-priced, with a working and middle-class character and a deep stock of both apartment buildings and private houses. The district's standout is Dalma Garden Mall, Armenia's first shopping centre, which anchors retail, dining and entertainment for the whole western city. Premium amenities such as standalone gyms and international schools are thinner here than in central Kentron, so it reads as an honest value play, with yield supported by affordable pricing but tempered by the post-2022 cooling in relocation demand.
