San Borja

San Borja is one of the very few Lima districts planned from the outset, and it shows: an orderly grid of residential blocks, abundant parks, and a clear civic identity built around the Gran Teatro Nacional (Peru's flagship theatre), the Museo de la Nación (the country's largest museum) and the National Library, all along Avenida Javier Prado. The Pentagonito, the Parque de la Felicidad, is a beloved ring park where a perimeter road closes to traffic on Sundays for cyclists and runners. For investors, San Borja's distinguishing advantage is transit: it is the best-connected of the prime five to Metro Line 1, with the La Cultura station beside its cultural core, making it a natural fit for transit-oriented, long-term-rental strategies. Prices are mid-tier (~€1,510–€1,850/m²), demand comes from stable family tenants rather than tourists, and gross yields of ~5.5% pair with low volatility and strong safety. It won't deliver Barranco's headline appreciation or San Isidro's prestige, but for a defensive, family-oriented, transit-advantaged hold it is among Lima's most dependable bets.
