San Isidro is Lima's financial and diplomatic core, but its defining feature is greenery: the Bosque El Olivar, a grove of olive trees first planted in the 16th century, sits at its heart, ringed by quiet residential streets, embassies and the Lima Golf Club. West of the Vía Expresa stand the headquarters of Peru's leading banks; to the east lie discreet old-money homes and luxury apartments. The dining is elite, Astrid y Gastón and Malabar place it just behind Miraflores in Lima's gastronomic hierarchy. For investors, San Isidro is the defensive anchor of a Lima portfolio. It is the city's safest district, with the deepest pool of corporate and diplomatic long-term tenants and the strongest reputation for holding value. The trade-off is yield: gross returns of ~4.5–4.7% are the lowest among the prime districts, because pricing is premium and demand is for stable long lets rather than tourist rentals. Buyers prioritise security, prestige and resale liquidity over cash flow, transacting in US dollars at the top of the market.
